How we built this list

We included an agency if it has an office in Almada municipality, or markets property there from an office nearby, and holds an AMI licence that we found on the IMPIC public register on 24 September 2026. We read each agency’s website, including the legal footer, the same day. Languages are those stated on each website. We set out to list only agencies that work in English with international clients, but on the south bank few do: four of the eight publish an English website, and the rest are Portuguese-only online. We list them all, because a local office often matters more than a translated website, and we say plainly which is which.

International networks and franchises

Century 21 P.M. Paiva & Associados

This Century 21 franchise is run by P.M. Paiva & Associados – Sociedade de Mediação Imobiliária, Lda. The office is at Rua Pedro Costa 1205, Charneca da Caparica, in the parish that includes Aroeira and Sobreda. It handles sales, rentals and construction projects, and describes itself as a tied credit intermediary (intermediário de crédito vinculado) for home loans. AMI 6451, checked on the IMPIC register and shown on its website. The website is in Portuguese only and we found no English content, so ask for an English-speaking consultant and an English translation of the mediation contract before you sign. It does not say whether it represents buyers.

Tradeoff: it is a franchise with no English-language content online, so language support depends on the individual consultant.

Engel & Völkers (served from Lisbon shops)

Engel & Völkers has no shop south of the river. Its Costa da Caparica and Charneca pages route enquiries to its Lisboa Restelo shop and its Lisbon shop on Avenida da Liberdade. The licence holder is EV MMC Portugal – Mediação Imobiliária Unipessoal Lda, AMI 15208, checked on the IMPIC register at a Lisbon address. It works in residential, investment and luxury property, including villas. The Lisbon shop lists English, Portuguese and Spanish; the Restelo shop lists English and Portuguese. The website does not say whether it represents buyers.

Tradeoff: with no office in Almada, viewings and local knowledge come from consultants based across the river in Lisbon.

ERA Caparica

ERA Caparica is an ERA franchise operated by Red Forest, Lda, working in residential property in Costa da Caparica. AMI 15076, found on the IMPIC register; the number is not shown on the era.pt office page, so ask to see it on the mediation contract. IMPIC and a listing website give different street addresses in Costa da Caparica, so confirm where the office is before you visit. We found no statement of the languages its consultants speak. ERA is a national franchise network, so the company that signs your contract is Red Forest, Lda, not ERA Portugal. The website does not say whether it represents buyers. Ask for recent sales in your building or street, not listings.

Tradeoff: confirm the office address and ask for an English-speaking consultant before arranging a meeting.

ERA Charneca da Caparica

ERA Charneca da Caparica is a separate ERA franchise, run by Cardoso & Marco – Sociedade de Mediação Imobiliária, Lda. Its office is at Rua Pedro Costa 1293, Charneca da Caparica, on the same road as the Century 21 office. AMI 6615, found on the IMPIC register. We could not find an office page with its segment, languages or services, so the details here come from IMPIC only. Charneca is an area of detached houses on plots, many in former informal plot areas (AUGI) that still need legal reconversion, so ask any agent here whether they have sold houses with a plot history like yours. The company does not say whether it represents buyers.

Tradeoff: details come from IMPIC only, so ask directly about languages, segment and fees.

RE/MAX Caparica

RE/MAX Caparica is a RE/MAX franchise run by Taguscasa – Sociedade de Mediação Imobiliária, Lda. The office is at Rua Dom João V 1A, Loja B, Charneca da Caparica. It covers general residential sales and rentals across the Caparica area. Its website has an English version, and it says it offers a “free and personalized service for buyers”; the website does not describe this as buyer representation, and a listing agency is normally paid by the seller. AMI 3132, checked on the IMPIC register and shown on its website, the lowest (oldest) licence number in this list. Your contract is with Taguscasa, not with RE/MAX Portugal.

Tradeoff: RE/MAX offices are independently owned franchises, and service varies from agent to agent.

RE/MAX Summit

RE/MAX Summit is a second RE/MAX franchise in the area, run by Sonho Pentagonal Unip. Lda. Its office is at Rua das Vítimas da Guerra Colonial 34, in the beach town of Costa da Caparica itself. AMI 25226, checked on the IMPIC register and shown on its website; it is the highest (most recent) licence number in this list, and the office has recently changed operator, so check that the company named on your contract matches the licence holder. Its office page does not state a segment or the languages its agents speak. It does not say whether it represents buyers. Ask for an English-speaking agent when you first call.

Tradeoff: the office changed operator recently, so confirm the company that signs your contract.

Local independents

Apires Imobiliária

Apires Imobiliária is the trading name of António Pires – Mediação Imobiliária, Unipessoal Lda. The office is at Praça da Liberdade 17, Centro Comercial “O Pescador”, loja 40, in the centre of Costa da Caparica. It describes itself as a Costa da Caparica specialist working there since 1998, and its listings concentrate on the beach town rather than the wider municipality. The website is in Portuguese, English and French. AMI 19708, checked on the IMPIC register and shown on its website. It offers a “Procuro Imóvel” search form for buyers but does not state that it represents them. For sellers of flats in Costa da Caparica, it is one of few local offices with an English website.

Tradeoff: it covers Costa da Caparica only, not Charneca, Aroeira or Almada centre.

SCI Properties

SCI Properties trades through SCI Sandra Camelo – Mediação Imobiliária, Unipessoal Lda. Its main office is at Av. de Belverde 1, Belverde, in Seixal municipality, next to Almada, with branches in Azeitão and Serpa. It covers the Setúbal and Beja districts, with residential and rural property, and says it works with international markets. It also offers legal and tax advisory and mortgage brokerage. The website is in Portuguese, English and French. AMI 6650, checked on the IMPIC register and shown on its website. It does not say whether it represents buyers. For a seller abroad, the bundled services may reduce the number of firms you deal with.

Tradeoff: it is based in Seixal, not Almada, and covers a wide region from Setúbal to the Alentejo.

Selling in Aroeira

Aroeira, including the Herdade da Aroeira golf estate, is part of Almada (parish of Charneca de Caparica e Sobreda), not Seixal. It is the most expensive zone in the municipality, with idealista asking prices of €5,067/m² in August 2026, but also the weakest: 7.5% down on a year and 15.9% below its November 2025 peak. Two firms outside Almada also market property here. Idea Métrica – Mediação e Consultoria Imobiliária, Unipessoal Lda (AMI 11680, on IMPIC) has its office in Amora, Seixal. The Agency Portugal (SON, Mediação Imobiliária, Lda, AMI 21865, on IMPIC) works from Estoril and had listings in Aroeira and Charneca. We have not yet profiled their languages or services. For a villa here, ask each agent for recent sales on the estate, not asking prices.

Buyer’s agents for Almada and Costa da Caparica

A buyer’s agent represents only the buyer. Portuguese law bars an agency from being paid by both buyer and seller in the same deal (Lei 15/2013, article 17(2)(a)). We found no agency in Almada that offers a dedicated buyer’s-agent service. How to choose an agent to sell in Almada

  • Check the licence. Every agency must hold an AMI licence from IMPIC and show the number on contracts and adverts. Search it on the IMPIC register, and check that the company named on your contract is the licence holder: most offices here are franchises.
  • Ask for English on paper. Ask for the mediation contract (contrato de mediação imobiliária) in Portuguese with an English translation, and for an English-speaking consultant.
  • Ask for sold prices. idealista’s Almada asking price (€3,907/m², August 2026) sits about 14% above the INE median actually paid (€3,418/m², Q1 2026).
  • Negotiate the commission. Commonly about 5% plus 23% VAT, paid by the seller at the deed. On a €450,000 flat, one percentage point is €5,535 with VAT. See estate agent commission and costs of selling.
  • Keep exclusivity short. An exclusive contract often buys a lower rate; keep the term to three to six months. A contract with no stated duration lasts six months (Lei 15/2013, article 16).
  • Selling from abroad. You can sign the CPCV (promissory contract) and the deed through a power of attorney (procuração), notarised and apostilled if signed outside Portugal. See selling as a non-resident.
