How much is your home in Portugal worth? Get 2–3 free price estimates

The short answer

The quickest reliable way to price a Portuguese home is to ask two or three local agents who sell that type of property in that area. Portugal Owners does this for you, free: tell us about the property and we ask two or three English-speaking agencies for a price estimate. Set your price from completed sales, not asking prices: in the areas we track, asking prices run about 9% to 36% above what homes actually sell for.

How it works

  1. Tell us about the property: what it is, where, rough size and your timing. It takes about a minute.
  2. We choose two or three agencies from our fact-checked lists that sell that kind of property in that area and work in English.
  3. They send you a price estimate, usually after a short video call or visit. You decide whether to talk further; you're under no obligation.

It's free for owners, and no agency pays to appear on our lists. We never pass on your details without asking you first. Portugal Owners is not an estate agency: we don't list, value or sell property ourselves.

Is a price estimate the same as a valuation?

No. An agent's price estimate is their view of what the home would sell for now, based on recent sales and current competition. A formal valuation (avaliação) is carried out by a registered valuer, usually for a bank when a buyer takes out a mortgage. The buyer's bank will order its own valuation, and if it comes in below the agreed price, the buyer has to cover the difference in cash. That's one more reason to set the asking price from completed sales.

What homes sell for, by area (2026)

INE medians are the price per m² actually paid in completed sales; idealista figures are average asking prices in August 2026. The gap between the two is the negotiating room you'll usually give up.

What agents look at when they price your home

  • The micro-location. Prices can vary by 30% or more within one municipality: sea view, walk to the beach or station, and the street itself.
  • Recent completed sales of similar homes nearby, not asking prices.
  • The paperwork. A habitation licence that matches the house, land registry and tax record that agree with each other, and an energy certificate. From 1 October 2026 every deed must state whether the licence exists, so buyers' lawyers will check. See selling with unlicensed works.
  • Who will buy it. Since 25 May 2026 buyers living abroad pay a flat 7.5% transfer tax (IMT), while residents often pay less. Homes that appeal to people already living in Portugal have a wider pool of buyers.
  • Condition, outdoor space and the pool, and whether the pool and any annexes are licensed.
  • Short-let potential, where a registration can pass to the buyer. Rules differ by council; in Lisbon's containment parishes they are strict.

What will you actually keep?

Selling usually costs 6–7% of the price before tax, mostly agent commission at around 5% plus 23% VAT. Capital gains tax comes later, on your tax return: non-residents are taxed on 50% of the gain at progressive rates, not a flat 28%.
