Selling a property in Tavira and the east Algarve in 2026: prices, buyers and agents
Homes in Tavira municipality sold for a median €3,152/m² in the 12 months to March 2026 (INE, completed sales), up 9.0% on a year and just below the Algarve's €3,240/m². idealista asking prices averaged €3,574/m² in August 2026, up 4.7% on a year and about 13% above what buyers actually paid. Santa Luzia is the priciest parish. Sellers typically pay about 5% commission plus 23% VAT, and Algarve sales fell 12.4% in Q2 2026.
What is a property in Tavira and the east Algarve worth?
“Tavira” in property adverts often covers three municipalities. Tavira town, Santa Luzia, Cabanas and Luz de Tavira are in Tavira municipality. Altura is a parish of Castro Marim. Manta Rota, Cacela Velha and Monte Gordo are in Vila Real de Santo António (VRSA); Manta Rota and Cacela sit in Vila Nova de Cacela parish, which is cut off from the rest of VRSA by Castro Marim’s parishes. The municipality matters because each has its own planning rules and its own price statistics.
Two kinds of figure are quoted, and they measure different things. INE medians are what buyers actually paid, from completed sales recorded by the tax authority, here for the 12 months April 2025 to March 2026 (next update 23 October 2026). idealista asking prices are the average advertised price on the idealista portal, here for August 2026. idealista changed its methodology in July 2026, so older idealista figures for Tavira that still circulate (for example €3,421/m² for March 2026) belong to a different series.

Changes in INE medians are our calculation against the 12 months to March 2025. INE publishes no figure for Cachopo (too few sales). The coastal strip east of Tavira (Altura, Monte Gordo, Manta Rota) rose faster than Tavira town over the year and now sits above it on prices paid. Luz de Tavira is the only parish where the median fell.
Asking prices run 13% above what sells

Across the municipality, asking prices are about 13% above prices paid; in Santa Luzia the gap is about 21%. Neither figure is a valuation, and a parish median mixes flats with villas. Recent completed sales of similar homes nearby are the best guide. You can get a free price estimate.
Do foreign buyers pay more in Tavira?
Yes. In Q1 2026, buyers with a tax domicile abroad paid a median €3,754/m² in Tavira municipality, against €3,165/m² for buyers domiciled in Portugal: 18.6% more (INE, single quarter). Across the Algarve the premium was 24.5% (€4,003 against €3,214). INE did not publish a foreign-buyer figure for Castro Marim or VRSA because there were too few sales.
On a 100 m² home, that is €375,400 at the foreign-buyer median against €316,500 at the domestic one, a difference of €58,900. If your home suits a Portuguese buyer (a flat in Porta Nova or Pegada, a village house inland), price it against the domestic figure.
INE does not publish buyers’ nationality for municipalities, so there is no official split of British, Irish, Dutch or other buyers in Tavira. Agency offices give an indirect picture: Engel & Völkers’ Faro-Tavira shop lists nine languages, including English, French, Dutch and German; Fastighetsbyrån, the Swedish agency owned by Swedbank, has a Tavira office; and Tagus Property runs a French-language office in town.
Is 2026 a good time to sell in Tavira?
The signals are mixed.
- Prices paid are still rising, but more slowly than the region. Tavira’s INE median rose 9.0% in the year to March 2026, against 15.1% for the Algarve and 17.5% for Portugal.
- Asking-price growth has halved. idealista’s Tavira series was up 11.0% a year in September 2025 and 4.7% in August 2026, and flat on the month. It peaked at €3,584/m² in July 2026.
- The east is running hotter. VRSA asking prices were up 17.7% on a year and Monte Gordo 20.4%; prices paid in Altura rose 26.6%.
- Fewer sales. Algarve home sales fell 12.4% year on year in Q2 2026 (INE, reported by Observador). Nationally, non-resident buyers bought 8,471 homes in 2025, down 13.3% and the third annual fall.
- Cheaper than the central Algarve. Engel & Völkers’ 2025–26 report, as summarised by idealista, describes Tavira, Olhão and the Ria Formosa as markets where prices remain well below the central and western Algarve, drawing buyers with a longer-term view. Loulé’s INE median is €4,091/m², 30% above Tavira’s.
We found no credible figure for days on market or the discount from asking price in Tavira.
Does the 7.5% non-resident IMT deter buyers here?
It raises costs for the buyers who pay the most. Since 25 May 2026, buyers who are not tax resident in Portugal pay IMT (property transfer tax) at a flat 7.5% of the whole price (Decree-Law 97/2026). Residents buying a second home pay the ordinary sliding scale. Most Tavira homes sell below €1,150,853, where the difference bites.

The buyer pays IMT and 0.8% stamp duty, not you. Buyers who become resident within two years, or let at a moderate rent, can reclaim the difference. The rule has run for four months, and no one has yet measured its effect on Tavira. Buyers can model their costs with the buying cost calculator.
Who is selling in Tavira, and why now?
No source profiles Tavira’s sellers. These national drivers apply:
- British, Irish and American owners abroad who use the home for a few weeks a year. Since Brexit, British owners without residence are limited to 90 days in any 180 in the Schengen area, as are Americans. Since 10 April 2026 the EU Entry/Exit System records every non-EU visitor’s entries and exits, so the limit is enforced automatically (European Commission, gov.uk).
- Heirs of owners who bought in the 1980s and 1990s. Property bought before 1 January 1989 is outside capital gains tax. See selling an inherited property.
- NHR expiry. People registered for the non-habitual resident regime in 2016–2019 lose it between 2026 and 2029, and their foreign pensions move to progressive rates. See NHR ending.
- Weaker letting income. idealista’s asking rents in Tavira fell 20.3% in the year to August 2026 (€14.2/m² a month). Part of that fall may reflect idealista’s July 2026 methodology change and seasonal listings, so treat it with caution.

Local rules sellers must know
The Ria Formosa Natural Park. Santa Luzia, Cabanas, the barrier islands and much of the lagoon shore fall within or next to the park. Its management plan was approved by Council of Ministers Resolution 78/2009 of 2 September. Building, extensions and changes of use inside the park need the opinion of the nature authority (ICNF) as well as a council licence. Check the exact boundary for your plot on ICNF’s maps. An unlicensed pool or extension inside the park is harder to legalise than one elsewhere, because it may also breach the park’s rules.
The coastal plan. The coastal strip is still governed by the Vilamoura–Vila Real de Santo António coastal plan (POOC, Resolution 103/2005, amended in 2016), and a replacement coastal programme is being prepared.
Tavira’s master plan (PDM) is being revised. The council reopened the revision in February 2025 (Aviso 8406/2025/2), with public consultation from 31 March to 21 April 2025. Between 2020 and 2022 it also approved a partial suspension of the PDM with preventive measures (Avisos 5957/2020, 11564/2021 and 23798/2022); we have not confirmed which areas they cover. Much coastal and rural land is in the National Ecological Reserve (REN) or Agricultural Reserve (RAN), which restrict building. If you are selling land or a ruin, get the council’s planning information (informação prévia) before you set a price.
Short lets. We found no Tavira regulation, containment area or suspension for short-let licences (alojamento local) on the council’s regulations and consultation pages (24 September 2026). Under Decree-Law 151/2026, councils with more than 1,000 registrations have until 31 December 2026 to decide on a regulation; existing registrations are unaffected. We did not check Castro Marim or VRSA.
Licensing at the deed. From 1 October 2026 (Decree-Law 108/2026) every deed must state whether the habitation licence was shown, declared to exist or does not exist; if the statement is missing, either party can seek to annul the sale. See unlicensed works.
What does selling cost?
The seller pays the agent: commonly about 5% (roughly 3–6%) plus 23% VAT, negotiable. The buyer pays IMT, stamp duty and normally the deed and registration.

At 4% commission the apartment’s costs fall by €5,535 and the villa’s by €12,300. Capital gains tax comes later: non-residents are taxed on 50% of the gain at progressive rates, and commission and VAT reduce the gain. There is no withholding at the deed. How to choose an agent in Tavira
Tavira has network offices (Engel & Völkers, ERA, RE/MAX, Fine & Country, Fastighetsbyrån) and small local independents that work in English. Check the agency’s AMI licence on the IMPIC register and that the company named on your contract holds it; some Tavira brands are licensed to companies registered in Cascais, Loulé or Carvoeiro.
