A listing agency acts for the seller under the mediation contract (contrato de mediação imobiliária), and Portuguese law bars one agency from being paid by both buyer and seller in the same deal (Lei 15/2013, article 17(2)(a)).
International networks and franchises
Engel & Völkers Faro-Tavira
Engel & Völkers Faro-Tavira is run by João Agualusa & Elisa Ferreira, Lda, a licence partner of the German group. The shop is at Rua D. Marcelino Franco 37, 8800-347 Tavira (the imprint gives number 21), and the same shop covers Faro. It works in residential, investment and luxury property. It lists the widest set of languages in this guide: Portuguese, English, French, Spanish, Hungarian, Dutch, German, Russian and Afrikaans. AMI 18322, verified on IMPIC, 24 September 2026; IMPIC gives the company’s registered seat as Avenida de Sintra 797, Cascais. The website does not say whether it represents buyers. Your contract is with the licence partner, not the Engel & Völkers group.
Tradeoff: one shop covers both Faro and Tavira.
ERA Tavira
ERA Tavira is a franchise office of the ERA network, run by S&R Realty Solutions – Mediação Imobiliária, Lda. The office is at Rua Doutor Augusto Carlos Palma 3, 8800-345 Tavira, in the town centre, on the same street as RE/MAX Tavira. It works across all price segments, mainly with the local market. The ERA network’s website is in Portuguese, English, Spanish and French, but the office does not list the languages its consultants speak, so ask for an English-speaking consultant. AMI 8261, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers. Commission and terms are set by the office, not the national network.
Tradeoff: English service depends on the individual consultant.
Fastighetsbyrån Tavira
Fastighetsbyrån is the estate agency owned by the Swedish bank Swedbank. Its Tavira office is run by Ocean Evidence – Mediação Imobiliária, Lda, at Rua Jacques Pessoa 26, 8800-350 Tavira, open Monday to Friday, 09:00 to 18:00. It sells homes across the Algarve to a mainly Scandinavian client base, and its website is in Swedish, English and Portuguese. AMI 16074, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers. For a seller, the point is reach into the Swedish market. Ask whether your listing will also appear on Portuguese and English-language portals.
Tradeoff: its strongest link is to Swedish buyers; English-language marketing is secondary.
Fine & Country Algarve (Tavira office)
Fine & Country Algarve is run by Fino Propriedades – Sociedade de Mediação Imobiliária, Lda, whose registered seat is in Carvoeiro. It has four Algarve offices: Carvoeiro, Albufeira, Almancil and Tavira. An undated local news item places the Tavira office on Praça Dr. António Padinha; confirm the address with the agency. It works in the premium segment: its Tavira-area listings on 24 September 2026 ran from a €670,000 apartment with a sea-view terrace to a four-bedroom villa at Quinta do Perogil for €2,990,000. The website does not state languages or say whether it represents buyers. AMI 9767, verified on IMPIC, 24 September 2026.
Tradeoff: the licence and management are based in Carvoeiro, and Tavira is one of four offices.
RE/MAX Tavira
RE/MAX Tavira is a franchise run by Maxloja – Mediação Imobiliária, Lda, part of the Maxgroup franchise group, whose registered seat is in Vila Franca de Xira, near Lisbon. The office is at Rua Dr. Augusto Carlos Palma 4, 8800-345 Tavira. It works across all segments. The pages we read do not state languages or say whether it represents buyers, so ask for an English-speaking consultant. AMI 4515, verified on IMPIC, 24 September 2026. As with any RE/MAX office, you instruct an individual consultant working under the franchise, and your contract is with Maxloja, not RE/MAX Portugal.
Tradeoff: RE/MAX offices are independently run, so commission and service vary from office to office.
Local independents and boutiques
Aimcliff Properties
Aimcliff Properties – Mediação Imobiliária, Lda has its office in the countryside at Sítio da Carrasqueira, 8800-157 Santa Catarina da Fonte do Bispo, inland from Tavira. It sells villas, apartments, cottages and land in the eastern Algarve and says it was established for business in 1987. It also states membership of the Association of Estate Agents of Portugal. The website is in English. AMI 427, verified on IMPIC, 24 September 2026, the lowest licence number on this page. The website does not say whether it represents buyers. Land and rural houses are part of its stated range, which matters for owners in the barrocal hills.
Tradeoff: the office is rural, not in Tavira town, and its listing count is small (13 on the Kyero portal when we checked).
Casas do Sotavento
Casas do Sotavento is run by Limite Disponível – Unipessoal, Lda, with its registered seat in Castro Marim. It has shops in Vila Real de Santo António, Monte Gordo, Castro Marim, Tavira, Olhão and Quinta do Lago, and handles sales and rentals across the Sotavento (the eastern Algarve). It has the largest portfolio in this guide: idealista showed about 320 of its listings. The website is in Portuguese and English. AMI 17215, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers. It is the only agency here with shops east of Tavira, which is relevant for owners in Altura, Manta Rota or Monte Gordo.
Tradeoff: it is mainly a Portuguese-market agency with English service. The Kyero portal shows Aimcliff’s text under its name; they are different companies.
Compass Property Sales
Compass Property Sales is run by Greenhalgh-Swoboda – Property Sales Algarve, Lda, whose registered seat is in Loulé. Its office is at Rua de Santo Estevão 25A, 8800-386 Tavira. It sells homes in the central and eastern Algarve; on 24 September 2026 its listings ran from boutique apartments in Tavira centre at €275,000 to a six-bedroom contemporary villa in Tavira at €1,195,000. The website is in English and Portuguese and does not list the languages its team speaks. AMI 17591, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers. It shows no rentals.
Tradeoff: it handles sales only, and its licence seat is in Loulé rather than Tavira.
Lemon Tree Homes
Lemon Tree Homes is run by Isabel Romano, Unipessoal Lda, from an office at Rua da Silva 27, 8800-331 Tavira, in the town. It concentrates on Tavira apartments and townhouses rather than villas or rural property. The website does not list languages, but it carries English-language testimonials from American and British buyers. AMI 25290, verified on IMPIC, 24 September 2026; it is the highest licence number among the listing agencies here. The website does not say whether it represents buyers. If you own a flat or townhouse in town, ask how many similar homes it sold in the last year and at what prices.
Tradeoff: it is a small agency led by one person.
LwL Properties
LwL Properties is run by Land Sor – Mediação Imobiliária, Lda, from Rua 1.º de Maio 40-A, 8800-360 Tavira, which is also its registered seat. It handles sales, holiday rentals and long-term rentals across the central and eastern Algarve, and says it has more than 15 years’ experience. It describes its team as multilingual; the website is in Portuguese and English. AMI 8799, verified on IMPIC, 24 September 2026. It publishes a buyers’ guide but does not say it represents buyers. Because it runs lettings as well as sales, it can price both options for the same home.
Tradeoff: it is a small family-run agency with sales as one of three lines of business, which suits owners weighing selling against letting.
Patterson Properties
Patterson Properties is run by Henrique Patterson – Mediação Imobiliária, Lda, with its registered office at Largo Eng. Sebastião Ramires 4, 8800-051 Cabanas de Tavira, the waterfront village facing the Ria Formosa. It sells apartments, villas and townhouses around Tavira. The website is in English and Portuguese and does not list the languages its team speaks. AMI 9917, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers. It is the only agency on this page based in Cabanas, where INE’s median paid was €3,228/m² in the 12 months to March 2026, so ask for its recent sales in Cabanas and Conceição.
Tradeoff: it is a very small operation based in Cabanas rather than Tavira town.
Tagus Property
Tagus Property is run by LX Chasseur Immobilier, Lda, whose registered seat is in Azeitão, near Setúbal. Its Tavira office is at Rua das Salinas 20A, 8800-337 Tavira, and it also has an office on Avenida da Liberdade in Lisbon. It works in French, Portuguese and English and sells houses, apartments, villas and quintas from Tavira east to Manta Rota, Altura and Castro Marim. It says it has completed more than 500 transactions since 2017. AMI 13266, verified on IMPIC, 24 September 2026. Its website also offers tailored support and a property search for international buyers, so ask which side it acts for in your sale.
Tradeoff: its focus is the French-speaking market, and it also covers Lisbon and the Silver Coast.
For owners selling from the UK, Ireland or the US
- Your likely buyer pays more. In Q1 2026 buyers with a tax domicile abroad paid a median €3,754/m² in Tavira, 18.6% more than buyers domiciled in Portugal (€3,165/m², INE). Ask each agency how many of last year’s buyers came from abroad and how it reaches them.
- Language on paper. Ask for the mediation contract in Portuguese with an English translation. Engel & Völkers lists nine languages, Tagus Property three and LwL a “multilingual team”; the others state only their website languages.
- Remote signing. You can sign the CPCV (promissory contract) and the deed through a power of attorney (procuração), notarised and apostilled if signed outside Portugal. Ask whether the agency has handled sales where the owner never came back.
- Limited time in Portugal. Since 10 April 2026 the EU Entry/Exit System records every non-EU visitor’s entries and exits, so British and American owners’ 90-days-in-180 limit is enforced automatically. Plan viewings and signings around it.
- Tax. Portugal taxes non-residents on 50% of the gain at progressive rates, with no withholding at the deed. UK residents also pay UK capital gains tax, with credit for Portuguese tax; American owners should check their US position with a US adviser. For Scandinavian owners
Fastighetsbyrån, owned by Swedbank, is the only agency in this guide with a Swedish-language website and a mainly Scandinavian client base; its Tavira office sells across the Algarve. If your home suits a Swedish buyer, it reaches that market directly. No agency here lists Norwegian, Danish or Finnish among its languages, and Engel & Völkers Faro-Tavira, the widest language list, does not include Swedish. Because Swedish buyers are one part of a mainly English-speaking and Portuguese buyer pool, you may want a second, non-exclusive listing with an English-language agency; check that your contract allows it. Ask a tax adviser in your country of residence how it taxes the gain.
Buyer’s agents
A buyer’s agent represents only the buyer and does not take listings, so these firms are useful to buyers, not sellers. For a seller, a buyer’s agent is someone who may bring a buyer to your listing agency. Some are paid by the buyer; others share the listing agency’s commission. Get the fee in writing. Algarve House Hunters
Algarve House Hunters is run by Rebecca Jane Charles, Unipessoal Lda, whose registered office is at Rua 4 de Outubro 8, 8800-362 Tavira. Its footer describes it as a licensed buyer’s agent, and it offers buyer-only representation across the Algarve: searching for homes and negotiating for the buyer rather than listing homes for sellers. The website is in English. AMI 24272, verified on IMPIC, 24 September 2026. We did not check its fees, so ask for a written proposal and confirm who pays. It is the only buyer’s agent in this guide with its registered office in Tavira itself.
Tradeoff: it acts only for buyers, so it cannot sell your home.
Goldcrest
Goldcrest is a buyer-only agency trading through Golden Solstice, Lda, with offices in Lisbon (Av. 24 de Julho 4), Porto and Lagoa in the central Algarve. It searches for homes and negotiates on the buyer’s behalf rather than listing them, and it publishes a page on buying in Tavira. The website is in English. AMI 23310, verified on IMPIC, 24 September 2026. Its fees are not published, so ask for a written fee proposal before you instruct it, including whether any part is paid from the seller’s side. It has no office in Tavira or the east Algarve.
Tradeoff: it covers Tavira from its Lagoa office in the central Algarve, and does not publish its fees.
The Buyer’s Agent Portugal
The Buyer’s Agent Portugal trades through Singlessence Lda (Singlessence Unipessoal Lda on its website), with its registered seat in Loulé. It describes itself as Algarve based and working Portugal-wide, acting only for buyers. It is the only buyer’s agent here that describes its fee model: an engagement fee plus a success fee for full representation, without published amounts. The website is in English. AMI 23932, verified on IMPIC, 24 September 2026. Ask for the fee in writing and confirm whether any part comes from the seller’s side, since an agency cannot be paid by both sides in one deal.
Tradeoff: it is based in Loulé, in the central Algarve, and its fee is not a fixed published figure.
Portugal Buyers
Portugal Buyers is a buyer-only agency trading through Henderson Realty, Unipessoal Lda, with its registered seat in Loulé. It covers the Algarve, Lisbon, Cascais, Comporta and Porto and describes a private-client service for buyers. As a buyer’s agent it does not take listings from sellers. AMI 26180, verified on IMPIC, 24 September 2026. Its fees are not published, so ask for them in writing, and ask exactly who pays it and how. Its location pages concentrate on the Golden Triangle and do not name Tavira, so ask how often it works in the east Algarve and whether it charges for travel.
Tradeoff: it is based in Loulé, and its Algarve pages focus on the Golden Triangle.
Other firms active in Tavira
Other firms active in Tavira that we haven’t profiled yet include Century 21 Plaza (Travessa das Cunhas, Tavira), Algartur, Gonçalves SMI, Carpe Domus and 360º Properties. How to choose an agent to sell in Tavira
- Check the licence. The AMI number on your contract must belong to the company that signs it. Several brands here trade under a different company name, and some licensees are registered in Cascais, Loulé, Carvoeiro or near Lisbon.
- Ask for sold prices, not listings. idealista asking prices in Tavira averaged €3,574/m² in August 2026, while the INE median actually paid was €3,152/m² (12 months to March 2026), about 13% less; in Santa Luzia the gap is about 21%.
- Ask about the Ria Formosa. For a house in or near the natural park, ask whether the agency will check the licensing and park position before listing. From 1 October 2026 the deed must state whether a habitation licence exists (Decree-Law 108/2026). See unlicensed works.
- Negotiate the commission in euros. Commonly about 5% plus 23% VAT, paid by the seller at the deed. On a €450,000 flat that is €27,675; each percentage point is €5,535 with VAT. See estate agent commission.
- Keep exclusivity short. The contract must state duration and commission (Lei 15/2013, article 16); with no stated duration it lasts six months. Under exclusivity, commission is owed if the sale fails through your fault (article 19(2)); simple exclusivity does not stop you selling to a buyer you found yourself (Supreme Court, 12 April 2023).
