A listing agency acts for the seller under the mediation contract (contrato de mediação imobiliária), and Portuguese law bars one agency from being paid by both buyer and seller in the same deal (Lei 15/2013, article 17(2)(a)). Offices in Comporta village are in Alcácer do Sal municipality; those in Carvalhal, Tróia and Melides are in Grândola.

International networks and national brands

Dils (Castelhana) – Comporta

The Comporta office of Castelhana, which describes itself as a Dils company, is at Rua do Secador 13, 7580-648 Comporta, in the village. It opens Monday to Saturday, 10:00 to 19:00, from April to October, and on weekdays and Saturday mornings from November to March. It works in residential property and new developments. The website is in English, French and Portuguese. Two licensed companies, both seated at Avenida da República 5, Lisbon, appear in the footer: Castelhana – Sociedade de Mediação Imobiliária, Unipessoal Lda (AMI 3497) and Dils Portugal, Lda (AMI 24280), both verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: two licensed companies trade under one brand, so confirm which one signs your contract.

Engel & Völkers Comporta

Engel & Völkers Comporta is run by Círculo Comum – Mediação Imobiliária, Lda, a licence partner of the German group. Despite the name, its shop is in Carvalhal, at Avenida 18 de Dezembro 7, 7570-779, in Grândola municipality. It covers residential, investment and luxury property, including villas, and lists Spanish, French, English and Portuguese. AMI 14763, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers. Its 2025–26 market report, as summarised by idealista, calls Comporta one of Portugal’s most exclusive property destinations and says its lower-priced market no longer exists. Your contract is with the licence partner, not the group.

Tradeoff: it is a franchise, and its office is in Carvalhal rather than Comporta village.

Fine & Country Comporta

Fine & Country’s Comporta business is run by IRG International Realty – Mediação Imobiliária, Lda, which also trades as Fine & Country Cascais & Estoril, Lisbon and Porto. We found no Comporta office: its Comporta page routes enquiries to the Estoril office at Avenida Aida, Edifício Arcadas do Parque, Loja 19, 2765-187 Estoril. It works in the upper and luxury segment; on 24 September 2026 it listed a 2+1-bedroom villa at Sublime Comporta for €2.5m. The website is in Portuguese, English, French and German. AMI 9146, found on IMPIC under the company’s tax number on 24 September 2026; the number is not shown in the website footer. The website does not say whether it represents buyers.

Tradeoff: it serves Comporta from its Estoril office rather than a local one.

John Taylor Comporta

John Taylor, a French luxury brand, has a Comporta agency at Rua do Arroz 51, 7570-782 Carvalhal (Grândola), telephone +351 269 097 771. Its website names the operator as TMP Real Estate, Lda; IMPIC lists TMP Real Estate, Unipessoal Lda, seated at Rua da Lapa 126, Lisbon, with AMI 19672. The agency page does not show an AMI number, so we matched the licence on IMPIC by company name on 24 September 2026; confirm it with the agency. On 24 September 2026 it listed homes from €1.1m to €5.98m, and it runs seasonal rentals, with weekly summer rents from €3,150. The website is in English, French and Portuguese and does not say whether it represents buyers.

Tradeoff: the licence number is not on its agency page, and it combines sales with holiday rentals.

Porta da Frente Christie’s – Comporta

Porta da Frente – Sociedade de Mediação Imobiliária, Lda, licensed since February 2005, is the Christie’s International Real Estate affiliate for Lisbon, Cascais and the Alentejo. Its Comporta office is at Rua do Secador, Celeiro B, 1st floor, 7580-648 Comporta, in the village. Its “Comporta & Alentejo” area covers Alcácer do Sal, Comporta and Melides, and it works in the prime segment and with new developments. With Nova SBE it publishes the Realty Premium Market report, which puts Comporta’s high end at €6,800–10,700/m², based on asking prices. The website is in English and Portuguese. AMI 6335, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: its head office is in Cascais, and its market report measures asking prices, not sales.

Quintela + Penalva | Knight Frank

Quintela & Penalva Associados – Sociedade de Mediação Imobiliária, Lda trades as Quintela + Penalva and is the Portuguese associate of the British firm Knight Frank, whose Residence Report 2025/26 called Comporta one of Europe’s most credible “frontier” markets. It has no Comporta office and markets Comporta homes, such as the Numa Comporta development, from Lisbon and Cascais. It works in the premium and luxury segment and offers a “Private Consulting” service for investors and buyers. The website is in English and Portuguese. AMI 6182, verified on IMPIC, 24 September 2026. If an international buyer is likely, ask how listings reach Knight Frank’s network and who pays any referral fee.

Tradeoff: it has no local office, and Comporta is one area among many.

Local independents

Imoalentejo

ImoAlentejo – Sociedade de Mediação Imobiliária, Lda is based in Grândola town, at Avenida Jorge Nunes 123, 7570-113 Grândola, more than 20 km inland. It sells across Grândola town and the coast, including Melides, Galé, Carvalhal and Comporta, over a wider price range than the international brands. The website is in Portuguese, with an English version. AMI 5187, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers. Its range takes in inland montes (farmhouses) and rural land as well as coastal homes, and its office is in the town where Grândola council, which licenses building works in Carvalhal and Melides, is based.

Tradeoff: it is mainly a Portuguese-market agency, based away from the coast.

Imobiliar – Tróia & Comporta Houses

Imobiliar – Tróia & Comporta Houses is run by Troiamed – Sociedade de Mediação Imobiliária, S.A., whose registered seat is in Lisbon. Its sales stand is at Alameda do Pinheiro Manso, Loja 28, 7570-789 Tróia, in Carvalhal parish, open Monday to Saturday, 09:00 to 18:00. It concentrates on resort apartments and houses on the Tróia peninsula, including developments. The website is in Portuguese and English. AMI 19078, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers. Tróia apartments are where the 7.5% non-resident IMT bites (€10,450 extra on a €450,000 flat), so ask how it markets to resident and non-resident buyers.

Tradeoff: its focus is Tróia rather than Comporta village or Melides.

ImoMelides

ImoMelides – Serviços Imobiliários, Unipessoal Lda has its office in Melides village centre, at Estrada Nacional 261-2, 8 A, 7570-610 Melides. It works only in Melides parish and says all its staff are local. It also says it has more than 700 properties “on the go”, about 75% of them unpublished; these are its own claims. The website is in English. AMI 15955, verified on IMPIC, 24 September 2026; we did not see the number on the English homepage. The website does not say whether it represents buyers. Ask whether your home would be marketed publicly or only to its own buyers, and remember that any advert must carry the AMI number.

Tradeoff: it is a single-parish specialist, and much of its stock is off the portals.

Perhaps Sunny

Perhaps Sunny – Mediação Imobiliária, Lda has its office at Avenida 18 de Dezembro 13, 7570-779 Carvalhal, on the same avenue as Engel & Völkers. It sells houses, land and quintas in Grândola, Comporta, Melides and Carvalhal, and also handles rentals. The website is in Portuguese, Spanish, English and French. AMI 15219, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers. Many of its listings are rural plots, so if you are selling land through it, ask it to check the January 2025 PDM rules on rural houses, and get the council’s written planning information, before you agree an asking price.

Tradeoff: it is a small local agency, with sales and rentals under one roof.

For beach houses and villas above €2 million

  • What prime homes are priced at. Individual asking prices for villas around Carvalhal and Pego ran from about €9,850 to €15,900/m² in September 2026 (our calculation on listed built areas). Porta da Frente/Nova SBE puts Comporta’s high end at €6,800–10,700/m² (asking-based, 2025 data), and Knight Frank reports that Discovery Land’s CostaTerra sold at €15,000–20,000/m² during the pandemic (one developer’s sales). The only official figure, INE’s Grândola median of €2,533/m² paid (12 months to March 2026), mixes the coast with inland farmland. Ask each agency for completed sales, not listings.
  • Brand reach. Christie’s (Porta da Frente), Knight Frank (Quintela + Penalva), Engel & Völkers, John Taylor, Dils and Fine & Country all sell here. Ask where last year’s buyers of homes like yours came from.
  • You compete with resorts. Terras da Comporta, CostaTerra (which has its own brokerage) and Six Senses Residences at Pinheirinho sell new homes to the same buyers.
  • The 7.5% IMT adds nothing. Above €1,150,853, resident and non-resident buyers both pay IMT at 7.5% of the whole price (Decree-Law 97/2026 and the 2026 table).
  • Commission in euros. No law sets the rate; about 5% plus 23% VAT is a common opening quote.

On €2,500,000, one point of commission is worth €30,750 with VAT. Commission and VAT reduce your taxable gain if the invoice carries your tax number (NIF). If you want a discreet, off-portal sale, every advert must still carry the agency’s AMI number and you need a valid energy certificate.

For land and ruins

Since 22 January 2025, Grândola’s amended master plan (Aviso 1869/2025/2) allows a new house on rural land in Carvalhal and Melides only as the own residence of the farmer-owner, on at least 2 ha (4 ha elsewhere in Grândola), up to 500 m², and the plots then cannot be sold for 10 years, a charge recorded at the land registry. On smaller plots, existing houses can only be extended within a 250 m² total. So a rural plot sold as “building land” to a holiday-home buyer usually carries no right to build.

  • Get the planning position in writing first. Ask the council for written planning information (informação prévia) on the plot, and whether any older approval survives under the amendment’s transitional regime.
  • For a ruin, ask the council whether it counts as an existing house that can be restored or extended, and on what footprint.
  • In Comporta parish (postcode 7580), Alcácer do Sal’s plans apply instead, including the Comporta urbanisation plan, which is being revised.
  • Protected land. REN, RAN, Natura 2000 and the Sado Estuary Nature Reserve cover much of the area.

Perhaps Sunny, Imoalentejo and ImoMelides all list rural land or farmhouses. More detail is in selling in Comporta.

Buyer’s agents

A buyer’s agent represents only the buyer and does not take listings, so these firms are useful to buyers, not sellers. For a seller, a buyer’s agent may bring a buyer to your listing agency. Get any fee arrangement in writing. More in buyer’s agents in Portugal.

Goldcrest

Goldcrest is a buyer-only agency trading through Golden Solstice, Lda, with offices in Lisbon (Av. 24 de Julho 4), Porto and Lagoa in the Algarve. It works nationally, searching for homes and negotiating on the buyer’s behalf rather than listing them. The website is in English. AMI 23310, verified on IMPIC, 24 September 2026. We did not find a dedicated Comporta page, so ask how often it works on the Alentejo coast and whether it charges for travel. Its fees are not published, so ask for a written fee proposal before you instruct it, including whether any part is paid from the seller’s side.

Tradeoff: its Comporta coverage is not confirmed on its website, and its fees are not published.

Portugal Buyers

Portugal Buyers is a buyer-only agency trading through Henderson Realty, Unipessoal Lda, with its registered seat in Loulé, in the Algarve. It names “Comporta & Melides” among its locations, alongside the Algarve, Lisbon, Cascais and Porto, and describes a private-client service with off-market search and private viewings. As a buyer’s agent it does not take listings from sellers. AMI 26180, verified on IMPIC, 24 September 2026. Its fees are not published, so ask for them in writing, and ask exactly who pays it and how, since an agency cannot be paid by both sides in one deal.

Tradeoff: it is based in the Algarve, so Comporta is served remotely or through partners.

Tagus Property

Tagus Property is run by LX Chasseur Immobilier, Lda, whose registered seat is in Azeitão, in Setúbal district. Chasseur immobilier is French for property finder, and the firm offers buyer-side search for the Lisbon region and Setúbal, working in French, Portuguese and English. It is also a listing agency, with offices in Lisbon and Tavira. AMI 13266, verified on IMPIC, 24 September 2026. Its fees are not published. Because it both lists homes and searches for buyers, ask which side it acts for in any deal, and in writing.

Tradeoff: it also acts as a listing agency, and its Comporta coverage is not specifically confirmed.

Other firms active in Comporta

Other firms active in Comporta and Melides that we haven’t profiled yet include:

  • Portugal Sotheby’s International Realty: its office list on 24 September 2026 showed no Comporta office, and its former Comporta web address no longer loads.
  • BARNES, which markets Comporta and Melides from its boutiques in Lisbon, Porto and Cascais. Its website did not show an AMI number we could check, so we’ll add it once we’ve confirmed the licence details.
  • CostaTerra Brokerage, Unipessoal Lda (AMI 22818, Melides), the in-house brokerage of the CostaTerra development.
  • About nine smaller licence holders registered on IMPIC at Comporta, Carvalhal, Soltróia, Melides and Grândola addresses whose trading brands we have not confirmed.

We found no Comporta office for Savills, JLL, Kretz or Nest Seekers. You can check any agency’s licence yourself on the IMPIC website.

How to choose an agent to sell in Comporta

  • Check the licence. The AMI number on your contract must belong to the company that signs it. Several brands here are licensed to Lisbon companies, and some do not show the number on their Comporta pages.
  • Ask for sold prices, not listings. idealista asking prices in Comporta parish were €7,848/m² in August 2026, 7.8% below their October 2025 peak; in Carvalhal parish, which includes Tróia, €6,119/m².
  • For land, ask about the 2025 rules first. An agency that prices rural land as building land may be quoting a price no buyer’s lawyer will accept.
  • Keep exclusivity short. The contract must state duration and commission (Lei 15/2013, article 16); with no stated duration it lasts six months. Under exclusivity, commission is owed if the sale fails through your fault (article 19(2)); simple exclusivity does not stop you selling to a buyer you found yourself (Supreme Court, 12 April 2023).   • Price the whole sale. Run commission, VAT and capital gains tax through the selling calculator, get a free price estimate, and see costs of selling, selling as a non-resident and the area hub.
