How we built this list

We included an agency if it has an office in Lagoa municipality, which covers Carvoeiro, Ferragudo, Lagoa town and Porches (or, for buyer’s agents, says it covers the area), works in English, shows an AMI licence number and markets to international clients. We read each agency’s website, including the legal footer, on 24 September 2026, and verified every AMI licence number on the IMPIC public register the same day. The IMPIC register lists 76 licensed mediation companies seated in Lagoa municipality. “Languages” means the languages the agency states; where it states none, we give the languages of its website.

Listing agencies act for the seller under the mediation contract. Portuguese law bars one agency from being paid by both buyer and seller in the same deal (Lei 15/2013, article 17(2)(a)).

International networks and brands

Engel & Völkers Carvoeiro

Engel & Völkers Carvoeiro is a franchise shop run by Luis Palma Santos, Lda, a licence partner of the German Engel & Völkers group, with its registered seat in Faro. The shop is at Rua dos Pescadores 116 A, 8400-512 Carvoeiro, in the village centre. It covers residential, investment and luxury homes and villas, and names Lagoa e Carvoeiro, Porches and Armação de Pêra among its areas. It lists ten languages: Dutch, Danish, English, French, Finnish, German, Portuguese, Spanish, Swedish and Hungarian, the widest set in this list. AMI 11972, verified on IMPIC, 24 September 2026. The shop page does not say whether it represents buyers.

Tradeoff: it is a franchise, and the same licensee also runs the Engel & Völkers shop in Albufeira.

ERA Lagoa / ERA Carvoeiro

ERA Lagoa and ERA Carvoeiro are two ERA franchise shops run by one company, Domus Lagoa – Mediação Imobiliária, Unipessoal, Lda. The Lagoa shop is at Rua Marquês de Pombal, Bloco 2, Lojas A e B, 8400-391 Lagoa, and the Carvoeiro shop at Rua do Barranco 15, 8400-508 Carvoeiro, so between them they cover the inland town and the coast. They work in general residential sales rather than a stated luxury niche. The ERA website has an English version, but the office pages do not list the languages the team speaks. AMI 5838, verified on IMPIC, 24 September 2026. The office pages do not say whether they represent buyers.

Tradeoff: two shops trade under one licence, so your contract is with Domus Lagoa whichever shop you walk into.

Fine & Country Algarve

Fine & Country Algarve is run by Fino Propriedades – Sociedade de Mediação Imobiliária, Lda. The office is at Rua do Barranco, Edifício V/VI, Loja 62, 8400-508 Carvoeiro. Fine & Country is a brand of British origin that concentrates on upper-market and luxury homes, and the Algarve office works in that segment. The website does not list the languages its team speaks, so ask at first contact. AMI 9767, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers. The Algarve business is a separate licensed company from the Fine & Country licensee in Lisbon and Cascais.

Tradeoff: it works at the upper end of the market; for a modest flat, ask how many comparable sales it has handled.

Local independents and boutiques

Algarve Home Sales

Algarve Home Sales is the trading name of Welcome Tenderness Unipessoal Lda. The office is at Rua do Barranco, Lote 11, Loja D (Colina Verde), 8400-508 Carvoeiro, on the road into the village where several agencies in this list have shops. It describes itself as family-owned and selling and letting property since 2003, and it also offers property management, which may suit owners still deciding whether to sell or keep letting. The website is in English and Portuguese; it does not list the team’s languages or describe a price segment. AMI 23574, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: the brand name differs from the licensed company name, so check that the company on your contract matches AMI 23574.

Bright Homes Algarve

Bright Homes Algarve – Mediação Imobiliária, Lda is an independent agency based at Vale da Azinhaga, 8400-276 Ferragudo, on the Arade estuary. Its website describes a focus on Ferragudo, with listings also in Carvoeiro, Silves and Monchique. It is a small operation: on 24 September 2026 we saw 12 of its listings on idealista. The website is in English, German, French, Dutch and Swedish. AMI 7858, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers or state a price segment. For an owner in Ferragudo’s old village or on the hillside above Praia Grande, it is one of the few agencies here based in Ferragudo itself.

Tradeoff: it is Ferragudo-centred with a small portfolio; for Carvoeiro, ask for its recent sales there.

Carvoeiroatlântico (Rocha Brava Property)

Carvoeiroatlântico – Mediação Imobiliária Unipessoal, Lda trades as Rocha Brava Property. Its office is inside the Rocha Brava Village Resort, Urbanização Rocha Brava, Sítio de Alfanzina, 8400-568 Carvoeiro, about 3 km from Carvoeiro village. Units in resort developments like this are often in licensed tourist developments, whose sale contracts must attach the development’s registered constitutive title and state the first-year periodic charge, or they are void. An agency based inside a resort is a natural first call for owners of such units. The website is in English and Portuguese. AMI 7319, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers.

Tradeoff: it is resort-based; for village or villa sales elsewhere, ask for its recent sales there.

Enneking Premium Real Estate

Enneking Premium Real Estate trades through Época de Harmonia – Mediação Imobiliária, Lda, whose registered seat is in Lisbon. It works from Ferragudo; the website gives a telephone number (282 109 509) but no street address. Its Dutch-born founder has worked in Portuguese real estate since 2003. It handles villas, plots and renovation projects in Ferragudo, Carvoeiro, Lagoa and Albufeira. It states English, German, Dutch and Portuguese. AMI 12597, verified on IMPIC, 24 September 2026. It says it helps buyers “from first contact until the sale”, but does not say it represents them exclusively, so ask whom it acts for in your sale.

Tradeoff: it is a very small operation, and the licence holder’s registered seat is in Lisbon rather than the Algarve.

Exclusive Algarve Villas

Exclusive Algarve Villas is the trading name of Exclusive Living – Mediação Imobiliária, Lda, a boutique luxury agency founded in 2006. Its Lagoa office is at Rua Dr. Ernesto Cabrita, 8400-387 Lagoa, and it also has offices in Vilamoura and Lagos. It concentrates on high-end villas. The website is in German, English, French, Dutch, Portuguese and Swedish, and the Lagoa office is Dutch-speaking. AMI 7516, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers. With three offices across the Algarve, it markets beyond Carvoeiro, which may widen the pool of buyers who see a villa at the top of the market.

Tradeoff: its focus is luxury villas, and its office is in Lagoa town rather than on the coast.

KAT Properties

KAT Properties, Lda describes itself as a luxury agency for homes and villas in Carvoeiro, and it also handles rentals. Its office is at Rua dos Pescadores, Edifício Galeão, Loja 3, 8400-512 Carvoeiro, in the village centre near the beach. The website is in English and Portuguese; it does not list the team’s languages. AMI 20540, verified on IMPIC, 24 September 2026. The website does not say whether it represents buyers. Its rental side may suit owners still weighing a sale against letting the property. Its licence was issued more recently than those of the village agencies established in the 1990s and 2000s.

Tradeoff: it holds a newer licence than the older village agencies, so ask for its recent sales in your area.

Sampson Property

Sampson Property – Sociedade de Mediação Imobiliária, Lda sells villas and apartments in Carvoeiro. The office is at Rua do Barranco 80, Edifício I/II, Lote C, r/c, 8400-508 Carvoeiro. The website is in Portuguese, English, German, Spanish, French and Italian. It advertises “low commissions” but does not publish a rate on the site. It publishes a buyer’s guide but does not say it represents buyers. AMI 15430, verified on IMPIC, 24 September 2026. When comparing it with other agencies, compare the written commission figure including 23% VAT, and the length of any exclusivity, rather than the description on the website.

Tradeoff: its commission level is not published; ask for the figure in writing.

Vernon Real Estate

Vernon Real Estate trades through Vernon – Sociedade de Mediação Imobiliária, Unipessoal Lda. The office is at Rua Povo do Burro 1, Praia do Carvoeiro, 8400-502. It says it was established in Carvoeiro in the 1990s, and it handles apartments, villas, land, commercial property and investments. It describes a “multilingual team”, and its website is in German, English, French and Portuguese. It says it guides “buyers and sellers”; as with any agency, it cannot be paid by both sides in the same sale. AMI 956, verified on IMPIC, 24 September 2026, the lowest licence number in this list.

Tradeoff: the AMI number is not printed on its website, so quote 956 from IMPIC when you check your contract.

Buyer’s agents covering Carvoeiro and Lagoa

A buyer’s agent represents only the buyer and does not list homes for sale, so these firms are of use to buyers, not sellers. Some are paid by the buyer; others take a share of the selling agent’s commission. Get the fee in writing.

Goldcrest Advisers

Goldcrest Advisers is a buyer-only agency trading through Golden Solstice, Lda, whose registered seat is in Lisbon. Unusually for a buyer’s agent, it has an office in the area: its Algarve office is at Rua Coronel Figueiredo 6, Loja 6, 8400-306 Lagoa. It also has offices in Lisbon and Porto. It says it works “exclusively on your behalf” as a buyer, searching for and negotiating on homes rather than listing them. AMI 23310, verified on IMPIC, 24 September 2026. Its fees “vary” and are not published, so ask for a written fee proposal before you instruct it. The website is portugalbuyersagent.com and is in English.

Tradeoff: its fee model is not published.

Portugal Buyers

Portugal Buyers is a buyer-only agency trading through Henderson Realty, Unipessoal Lda, with its registered seat in Loulé in the central Algarve. Its website names Carvoeiro among the areas it covers. As a buyer’s agent it does not take listings from sellers; it searches for homes and negotiates on behalf of the buyer. AMI 26180, verified on IMPIC, 24 September 2026. Ask how it is paid, and by whom, and get the fee in writing before signing anything. For a seller, a buyer’s agent is someone who may bring a buyer to your listing agent, not someone to instruct.

Tradeoff: it is based in the central Algarve, not in Lagoa.

The Buyer’s Agent Algarve

The Buyer’s Agent Algarve trades through Jennifer Crutchley, Unipessoal Lda, with its registered seat in Almancil, in Loulé municipality. It works only for buyers and says “we don’t list properties”. It describes its support to buyers as “fee-free”. AMI 24024, verified on IMPIC, 24 September 2026. Because a Portuguese agency cannot be paid by both buyer and seller in the same deal, ask exactly how it is paid, whether through a share of the listing agency’s commission or otherwise, and get the answer in writing. The website is in English. For sellers, it may bring a buyer to your listing agent.

Tradeoff: “fee-free” implies payment from the seller-side commission; ask who pays.

For owners selling from the UK or Ireland

• Language on paper, not only in person. Ask for the mediation contract (contrato de mediação imobiliária) in Portuguese with an English translation.
• Remote signing. You can sign the CPCV (promissory contract) and the deed through a power of attorney (procuração), notarised and apostilled if signed outside Portugal. Ask whether the agency has handled sales where the owner never came to Portugal.
• Your time in Portugal is limited. Since 10 April 2026 the EU Entry/Exit System records every UK visitor’s entry and exit, so the 90-days-in-180 limit is enforced automatically. Plan viewings and signings so the agency can work with keys and a power of attorney.
• Tax. Portugal taxes non-residents on 50% of the gain at progressive rates, and the UK gives credit for Portuguese tax. See UK residents selling and selling as a non-resident.

For clifftop villas

There is no price series for Carvoeiro village or Benagil. The nearest is idealista’s Algar Seco–Vale Centeanes–Vale de Milho zone, the highest in Lagoa at €4,688/m² asking in August 2026, but 0.9% down on a year and below its October 2024 peak of €4,857/m². The INE median paid across Lagoa e Carvoeiro parish was €3,221/m² over the 12 months to March 2026 (as republished by DataLABOR), and it pools villas with Lagoa town flats.

Engel & Völkers Carvoeiro, Exclusive Algarve Villas, Fine & Country Algarve and KAT Properties describe their segment as luxury or upper-market; Enneking handles villas and plots. Ask each for recent completed sales on your stretch of cliff, not listings. Cliff-top plots at Algar Seco, Vale Centeanes, Benagil and Senhora da Rocha may sit in cliff-risk or National Ecological Reserve (REN) land, and an unlicensed pool or annex must be dealt with before the deed; see unlicensed works.

For Dutch-speaking owners

Several agencies here work in Dutch as well as English. Engel & Völkers Carvoeiro lists Dutch among its ten languages. Enneking Premium Real Estate states Dutch and has a Dutch-born founder. Exclusive Algarve Villas has a Dutch-speaking office in Lagoa and a Dutch-language website. Bright Homes Algarve in Ferragudo also has a Dutch-language website. A Dutch-speaking agent can explain the process in your language, but the contracts and deed will be in Portuguese, so ask for a translation of anything you sign. If you sign a power of attorney in the Netherlands, it must be notarised and apostilled.

How to choose an agent to sell in Carvoeiro and Lagoa

• Check the licence. Every agency must hold an AMI licence from IMPIC and show the number on contracts and adverts. Search it on the IMPIC register, and check that the company on your contract is the one that holds it; several brands here trade under a different company name.
• Ask for sold prices. idealista asking prices in Lagoa (€4,113/m², August 2026) sit about 28% above the INE median actually paid (€3,220/m², 12 months to March 2026, as republished by DataLABOR). Ask for completed sales in your zone.
• Negotiate the commission. Commonly about 5% plus 23% VAT, paid by the seller at the deed. On a €450,000 house, one percentage point is €5,535 with VAT. See estate agent commission and costs of selling.
• Keep exclusivity short. An exclusive contract often buys a lower rate; keep the term to three to six months. A contract with no stated duration lasts six months (Lei 15/2013, article 16).
• For a holiday let or resort unit, ask whether the agency has sold in your development and how it handles the short-let registration; see selling in Carvoeiro and Lagoa for the draft AL rules.
