Buying property in Ericeira as a foreigner (2026): neighbourhoods, prices and total costs
Homes in Ericeira parish sold for a median €3,995/m² in the 12 months to March 2026 (INE), against €2,942/m² across Mafra municipality; idealista asking prices in August 2026 ranged from €2,646/m² in Ericeira Nascente to €3,591/m² in Santo Isidoro (Ribamar, São Lourenço). Since 25 May 2026 non-residents pay a flat 7.5% IMT: €41,250 on a €550,000 house, €11,013.35 more than a resident buying a main home. The area suits surfers, remote workers and families who can live without an international school in town.
Where to buy in Ericeira and Mafra
Ericeira is a parish of Mafra municipality. Ribamar and São Lourenço are in Santo Isidoro parish to the north, and Foz do Lizandro is in Carvoeira parish at the southern entrance to town. Prices below are idealista asking prices for August 2026 and INE medians actually paid over the 12 months to March 2026 (INE data as republished by mra-bio.me).

Unusually, in Ericeira the median paid is higher than the average asking price, probably because of the mix of homes sold (our reading). Buyers domiciled abroad pay more: in Grande Lisboa they paid a median 34.5% more per m² than domestic buyers in Q1 2026 (INE). In the wider Lisbon area, sales in Q1 2026 closed an average 4.4% below asking (Confidencial Imobiliário, via KW Alfa). Older idealista figures, such as “€3,406/m² in December 2025”, predate its July 2026 methodology change and are not comparable.
The total cost of buying in Ericeira
Since 25 May 2026, a buyer who is not tax resident in Portugal pays a flat 7.5% IMT (property transfer tax) on the whole price of a home (Decree-Law 97/2026). Residents pay the 2026 sliding scale: between €330,539 and €660,982 for a main home, IMT is 8% of the price minus €13,763.35; for a second home, 8% minus €12,699.89 up to €633,931. Everyone pays 0.8% stamp duty on the price, plus 0.6% on any mortgage. The government’s Casa Pronta service charges €375 for the deed and registration without a mortgage and €700 with one.

With a €275,000 mortgage on the €550,000 house, a non-resident adds €1,650 of stamp duty on the loan and pays €700 at Casa Pronta instead of €375: €41,250 + €4,400 + €1,650 + €700 = €48,000. Add your lawyer’s fee, a survey and any bank fees.
Three rules change the answer:
- Becoming resident. A buyer who becomes Portuguese tax resident within two years, or lets the home at a moderate rent, can reclaim the difference by applying within 6 months of qualifying.
- Former residents. The 7.5% rate does not apply to buyers who were Portuguese tax resident at any time before; they pay the normal scale.
- Cheaper homes pay a bigger gap in percentage terms. The resident scale is lighter at lower prices, so on the €350,000 flat the extra IMT is 3.4% of the price; on the €550,000 house it is 2.0%.

Schools and commuting
We found no full international school (all-English, up to age 18) inside Mafra municipality. Portuguese state schools in Ericeira are run by the Agrupamento de Escolas da Ericeira.

Getting to Lisbon. There is no railway in Ericeira. By car, the A21 runs from Ericeira past Mafra and Malveira to the A8 into Lisbon; Ribamar is about 38 km from central Lisbon, and journey times depend heavily on A8 traffic. By bus, Carris Metropolitana line 2803 runs from Ericeira to Campo Grande in Lisbon via Mafra, taking about 69 minutes end to end on the timetable; line 2802 runs from Mafra to Campo Grande via the A21.
Local rules buyers should check
Short lets (alojamento local, AL). Ericeira’s historic centre is a containment area where short-let units may not exceed 20% of homes. The council decided not to open any new registration round there in 2026; new registrations were 37 in 2023, 1 in 2024 and 1 in 2025. Buying to let in the centre, plan for long-term letting unless the property already holds a registration, and have a lawyer check whether it can pass to you under Decree-Law 76/2024. Decree-Law 151/2026 gives municipalities with more than 1,000 registrations until 31 December 2026 to decide on a regulation; we could not confirm whether Mafra is above that threshold. Long-term letting: idealista asking rents in Ericeira averaged €17.4/m² a month in August 2026, up 6.8% in a year.
The World Surfing Reserve is not a planning zone. Ericeira was designated a World Surfing Reserve by the Save The Waves Coalition on 14 October 2011, the first in Europe. It covers about 4 km of coast across Ericeira, Santo Isidoro and Encarnação parishes. A common assumption is that the label itself stops building near the breaks or protects your view. It does not: it is a recognition by a non-profit, and the council’s reserve management body, set up under Regulation 7/2017, is advisory. The binding limits come from the rules below.
Coast and countryside. The coastal programme POC-ACE (Council of Ministers Resolution 66/2019), to which Mafra’s municipal plan (PDM) was adapted in 2019, sets safeguard bands near cliffs and beaches that limit new building and extensions. Rural plots around Ericeira and inland Mafra often fall in the national ecological or agricultural reserves (REN, RAN). If you plan to extend a clifftop house in Ribamar, São Lourenço or Foz do Lizandro, or to build on a rural plot, check with the council before you sign. Mafra is revising its PDM; the current plan stays in force until the revision is approved.
Licensing and the 1 October 2026 deed rule. From 1 October 2026 (Decree-Law 108/2026), the deed must state whether the habitation licence was shown, declared to exist, or does not exist; if that statement is missing, either party can seek to annul the sale. Check that pools and extensions appear on the approved plans; see unlicensed works.
Finding an agent in Ericeira
In Portugal the listing agent is paid by the seller and acts for the seller, and an agency cannot be paid by both sides in the same deal (Lei 15/2013). We found no agency in Ericeira or Mafra that states it acts exclusively for buyers.
