How we built this list

We included an agency if it is active in Ericeira or Mafra, markets to international clients in English (an English website or stated English-speaking staff), and holds a real estate mediation licence (AMI) that we could find on the public register of IMPIC, the licensing authority. On 24 September 2026 we read each agency’s website, including the legal footer, and searched each licence number on the IMPIC register. Every AMI number below was verified on IMPIC.

Portugal Owners is listed first because it is our own free matching service; it is not an estate agency. No agency paid to be listed. Portugal Owners: free agent matching

Portugal Owners (portugalowners.com) is an independent English-language guide for foreign owners, not an estate agency. Tell us about the property (area, type, rough value), where you live and your timing, and we reply with two or three agencies from this list that suit it, with the reasons. It’s free for sellers and buyers, and no agency pays to appear on this page. We also publish the tax and cost guides behind a sale, including a selling calculator for Portuguese capital gains tax and net proceeds. Best for owners living abroad who don’t want to interview every agency in town. Tell us about your property.

A listing agency is paid by the seller and acts for the seller; an agency cannot be paid by both buyer and seller in the same deal (Lei 15/2013, article 17).

International networks and franchises

Engel & Völkers Sintra

Engel & Völkers Sintra is a shop of the Engel & Völkers network, run by Execuprop, Lda. It covers Ericeira, Santo Isidoro and Mafra from its shop at Estrada Chão de Meninos 23 in Sintra; the company’s address on the IMPIC register is in Óbidos. We found no Engel & Völkers shop inside Mafra municipality. It states that it works in English, German, Portuguese, Spanish and French, and covers residential, investment and luxury property, including villas. AMI 19061, verified on IMPIC. Its pages do not state a service for buyers. Your contract would be with Execuprop, not the brand.

Tradeoff: it is part of an international network, but its nearest shop is in Sintra, outside Mafra municipality.

ERA Ericeira

ERA Ericeira is a franchise office of the ERA network, run by Imocrar – Sociedade de Mediação Imobiliária, Lda. The office is at Rua Pocinhos 1, Ericeira; the company’s head office is at Terreiro D. João V 60 in Mafra, and the same company runs ERA Mafra. It handles sales and rentals. The ERA website has English, Portuguese, Spanish and French versions; the office does not state which languages its staff speak, so ask for an English-speaking consultant. Imocrar is also registered with the Banco de Portugal as a credit intermediary (no. 0003879). AMI 5443, verified on IMPIC. It does not state a service for buyers.

Tradeoff: the same company can market your home and arrange the buyer’s mortgage, a dual role to have disclosed in writing.

iad Portugal

iad Portugal, S.A. is a network of self-employed agents. Its head office is in Porto and it has no office in Ericeira; on 24 September 2026 its website listed 12 agents for Ericeira. Each agent markets their own listings, which include new builds, under the company’s licence. Languages are listed agent by agent: several list English, and others French, Spanish, German or Italian. AMI 11220, verified on IMPIC; the licence is held by the company, so check this number whichever iad agent you use. The company does not state a service for buyers. You deal with one agent rather than a branch team.

Tradeoff: there is no local office, and coverage and service depend on the individual agent.

RE/MAX Latina Center (Ericeira) and RE/MAX Latina (Mafra)

These two RE/MAX franchise offices are run by the same company, Sold – Mediação Imobiliária, Lda. RE/MAX Latina Center is in the Galerias Comerciais São Sebastião in Ericeira; RE/MAX Latina is at Rua Serpa Pinto 77-A in Mafra town. The agency pages list Portuguese, English, Spanish, Italian and French. They cover general residential sales and rentals. AMI 5579, verified on IMPIC. It is the only agency on this list that states a service for buyers, described as a “free and personalized service for buyers”. That is not exclusive buyer representation: the agency is paid by the seller under the mediation contract.

Tradeoff: RE/MAX offices are independently owned franchises, and the service depends on the individual agent.

Local independents

A Casa das Casas / Ericeira Real Estate

RJRI – The Ericeira Real Estate, Lda trades as Ericeira Real Estate and A Casa das Casas. Its office is at Rua Dr. Eduardo Burnay 71, Ericeira, and it says it has worked in Ericeira since 2000 and holds ISO 9001 certification. It covers sales, rentals, new developments and a “Premium” range, and the group also runs short-term rental management. Its website has an English version; staff languages are not stated. It says it works mostly on an open, non-exclusive basis. AMI 14377, verified on IMPIC. It does not state a service for buyers.

Tradeoff: the group also manages short lets, so it may deal with an investor buyer as well as with you; ask how it handles that.

Atlântico Real Estate

Atlântico Real Estate is the trading name of Isabel & Franco – Sociedade de Mediação Imobiliária, Unipessoal, Lda. Its office is at Rua Prudêncio Franco da Trindade 9-A, Ericeira. It says it handles buying, selling, renting and developments in Ericeira and Mafra. The website is in Portuguese, English and French; staff languages are not stated. AMI 3056, verified on IMPIC and shown on the website; the “about” page showed a different, placeholder number when we checked, so rely on the register. We saw different founding years in different sources, so we do not give one. It does not state a service for buyers.

Tradeoff: its stated coverage is Ericeira and Mafra, not the wider coast or Lisbon.

Chaves d’Aldeia

Chaves d’Aldeia, Mediação Imobiliária, Lda is registered with IMPIC at Largo dos Navegantes, Loja 19, Ericeira. It markets sales, premium listings and new developments. The website is available in Portuguese, English, Spanish, French and German; the agency does not state which languages its staff speak, so ask before you instruct it. AMI 6964, verified on IMPIC. The website has little descriptive content: it does not describe the team, its history or its services in detail, and it does not state a service for buyers.

Tradeoff: little published information about the team and services, so you will need to ask for it directly.

Imozita

Imozita – Mediação Imobiliária, Unipessoal, Lda has its office at Av. São Sebastião 14, Fórum São Sebastião, Loja C, Ericeira. It is a founder-led, single-office agency; the founder says they have worked in the local property market since 1989 and speak English and French. It handles all property types, for sale and to rent. AMI 5731, verified on IMPIC. It does not state a service for buyers. Because it has one office, your sale would be handled by a small local team rather than passed between branches.

Tradeoff: a small, founder-led single office, so capacity and reach are those of one team.

Inside Ericeira

Inside Ericeira trades from insideericeira.com. The IMPIC register lists the licence holder as Magnificent Dunes Unipessoal, Lda, with a registered address at Estrada da Ribeira 13, Alcabideche, in Cascais municipality; the website gives Ericeira as its location but no street address. It covers sales, rentals and rental management, offers in-house photography, video and 3D tours, and says it helps with mortgages. The website states a sales commission of 2%; confirm whether VAT is added. It is available in Portuguese, Spanish, English, French and German; staff languages are not stated. AMI 19604, verified on IMPIC and shown in the website footer; the contact page showed a placeholder number when we checked. It does not state a service for buyers.

Tradeoff: it combines sales with rental management, and its licence holder is registered in Cascais.

West Life

West Life, Sociedade de Mediação Imobiliária, Lda has its office at Rua José Elias Garcia 6, Mafra. It covers a wide area: Ericeira, Mafra, Malveira, Santa Cruz, Torres Vedras and Lourinhã. Alongside sales it offers credit intermediation, renovation partners and energy certificates, so a seller can arrange the mandatory certificate through the agency. The website is in Portuguese and English; staff languages are not stated. AMI 6463, verified on IMPIC. It does not state a service for buyers. If your home needs work, ask how its renovation partners are paid.

Tradeoff: it is based in Mafra town and covers the wider west region rather than Ericeira alone.

For sellers who live abroad

• Language on paper. Ask for the mediation contract (contrato de mediação imobiliária) in Portuguese with an English translation. Only RE/MAX Latina, Engel & Völkers Sintra, Imozita and individual iad agents state staff languages.
• Letting before you sell. A Casa das Casas and Inside Ericeira also manage rentals; agree in writing how bookings are handled during viewings.
• Remote signing. You can sign the CPCV (promissory contract) and the escritura (deed) through a power of attorney (procuração), notarised and apostilled if signed outside Portugal.
• Tax. See selling as a non-resident and capital gains tax for non-residents.

For surf houses and homes near the beach

Six agencies on this list have offices in Ericeira: A Casa das Casas, Atlântico, Chaves d’Aldeia, ERA, Imozita and RE/MAX Latina Center. Engel & Völkers Sintra says it covers Santo Isidoro, the parish of Ribamar and São Lourenço.

Beach houses are hard to price. Santo Isidoro: idealista asking €3,591/m² (August 2026), INE median paid €3,135/m² (12 months to March 2026). Foz do Lizandro has too few listings for idealista to publish a figure, and INE’s €3,745/m² for its parish, Carvoeira, rests on a small sample. Ask each agency for recent sales, not listings, of comparable houses near your beach.

Clifftop and seafront plots fall under the coastal programme POC-ACE (Council of Ministers Resolution 66/2019), which limits extensions near cliffs and beaches; ask any agent who promises “extension potential” what the plans allow.

Is there a buyer’s agent in Ericeira?

We found no agency active in Ericeira or Mafra that states it acts exclusively for buyers. RE/MAX Latina offers a free service for buyers, but it is paid by the seller. If you want someone on your side, agree in writing who pays them. See buying in Ericeira.

How to choose an agent to sell in Ericeira

• Check the licence. Search the AMI number on the IMPIC register and make sure the company named there is the one signing your contract.
• Ask for sold prices in your zone. Ericeira Norte’s asking average (€3,575/m², August 2026) is 35% above Ericeira Nascente’s (€2,646/m²).
• Negotiate the commission. Commonly about 5% plus 23% VAT, paid by the seller at the deed. On a €550,000 house, one percentage point is €6,765 with VAT. See estate agent commission and costs of selling.
• Exclusive or open. An exclusive contract often buys a lower rate; keep it to three to six months. A contract with no stated duration lasts six months (Lei 15/2013, article 16).

Portugal Sotheby’s, Porta da Frente Christie’s and Coldwell Banker have no office in Ericeira or Mafra.
