Best buyer's agents in Lisbon (2026): who represents only the buyer
In Portugal the estate agent on a listing is normally hired and paid by the seller, so it works for the seller. A buyer's agent is hired by you, searches and negotiates for you, and cannot also be paid by the seller in the same deal (Lei 15/2013). Three firms offer buyer-only representation in Lisbon, each licence verified on IMPIC on 24 September 2026. How we built this list
We included a firm if it says it acts only for buyers, says it covers Lisbon, works in English and holds an AMI licence (the estate agency licence issued by IMPIC, the construction and real estate regulator). We read each website on 24 September 2026 and checked every licence number on the IMPIC public register the same day. We left out firms focused on the Algarve and one that appeared inactive. We publish fees only where the firm publishes them.
Portugal Owners is listed first because it is our own free matching service; it is not an estate agency or a buyer’s agent. No firm paid to be listed. The firms are not ranked; they are listed alphabetically. If a fact here is wrong or out of date, tell us through the contact page.

Portugal Owners: free matching for buyers
Portugal Owners (portugalowners.com) is an independent English-language guide for foreign owners and buyers. It is not an estate agency and not a buyer’s agent: we don’t search for property, negotiate or sign anything on your behalf. Tell us your budget, the parishes you are considering, whether you need schools, a mortgage or short-let potential, and your timing. We reply with the buyer’s agent or agency that best fits your brief, with the reasons, usually within two working days. It’s free, and no firm pays to appear on this page. What does a buyer’s agent do?
A buyer’s agent is an estate agent you hire to act for you, not for the seller. A typical service covers:
- Search across all agencies’ listings, not one agency’s stock.
- Shortlisting and viewings, including video viewings if you are abroad.
- Price checks against sold prices, not asking prices. In Lisbon the idealista asking price (€6,227/m², August 2026) runs about 20–25% above the INE median actually paid (€5,082/m², 12 months to March 2026).
- Negotiation with the listing agent.
- Coordination with your lawyer, bank, surveyor and the notary up to the CPCV (promissory contract) and escritura (deed).
A buyer’s agent does not replace your lawyer. Legal checks on title, debts, licences and the short-let position are a lawyer’s job.
Why the listing agent works for the seller
In Portugal the seller signs a mediation contract (contrato de mediação imobiliária) with the agency and pays its commission, commonly about 5% plus 23% VAT, at the deed. The agency’s duty is to get the sale done for its client. It will be helpful to you, but it is not on your side of the price.
The law reinforces this. Under Lei 15/2013, article 17(2)(a), an agency cannot be paid by both the buyer and the seller in the same deal. So a firm that is being paid by you should not also be taking the seller’s commission on your purchase. Ask any buyer’s agent to confirm this in writing. See estate agent commission.
Some Lisbon listing agencies also advertise help for buyers: RE/MAX Collection Valor offers a “free and personalised service for buyers”, Quintela + Penalva has a “Private Consulting” service for investors and buyers, and JLL says it supports “buying customers”. These firms also list homes for sellers. Ask, for any home you want, who is paying them on that deal. They are profiled on our list of English-speaking estate agents in Lisbon.
How are buyer’s agents paid?
Only one of the three firms below publishes its fees; the other two quote per client. Get the fee, what it covers and when it is due in a written contract before the search starts.
Worked example: what a fixed fee means on a €500,000 Lisbon flat bought by a non-resident, cash.

The fixed fee here is 0.6% of the price. For context, in the Lisbon Metropolitan Area homes sold an average 4.4% below the asking price in Q1 2026 (Confidencial Imobiliário, via KW Alfa); on €500,000 that is €22,000. Buyer’s agents in Lisbon
Goldcrest
Goldcrest runs the website portugalbuyersagent.com and says it works “exclusively on your behalf”. Its Lisbon office is at Avenida 24 de Julho 4, 2nd floor, 1200-161 Lisboa, near Cais do Sodré; it also has offices in Porto and in Lagoa in the Algarve. Besides purchases, it offers rental search and relocation help. The website is in English and Portuguese. AMI 23310, held by Golden Solstice, Lda, verified on IMPIC, 24 September 2026. It does not publish its fees, so ask for a written fee proposal that says what is included and when the fee is due. It describes itself as Portugal’s first independent buyer’s agent; we have not checked that claim.
Tradeoff: it covers several regions from three offices, so ask who in the Lisbon team will handle your search.
Lisbon Buyer’s Agent
Lisbon Buyer’s Agent (lisbonba.com) says it “represents buyers and no one else”. It meets clients by appointment at Atrium Saldanha, Praça Duque de Saldanha 1, Lisboa, and works mostly online, in English. It is the only firm here that publishes its prices: an “Essentials” service at €0, a “Premium” service at €2,500 plus VAT, and other fixed-fee options with a written proposal. Ask how the free tier is funded, and get the answer in writing. The licence is AMI 13600, held by Smiling Dolphin, Unipessoal, Lda, with a registered address in Loulé in the Algarve; verified on IMPIC, 24 September 2026. The number is not displayed on the website.
Tradeoff: it is a small team, the licence is registered in the Algarve, and the AMI number is not shown on the site.
Portugal House Hunters
Portugal House Hunters says: “As independent buyer’s agents, we’re entirely on your side.” It covers the Lisbon region, the Costa Azul south of the Tagus, the Alentejo and the Algarve, and is based in Palmela, south of the river. It works with a partner network speaking English, Portuguese, Dutch and German, and has a particular focus on Dutch buyers. The website shows AMI 18470, which IMPIC lists for eXp Global Portugal, Lda, a national network; verified on IMPIC, 24 September 2026. The website does not name its own legal company. It does not publish its fees, so ask for them in writing.
Tradeoff: it is based outside Lisbon and works under a network’s licence, so confirm which company signs your contract.
Questions to ask a buyer’s agent
- Who pays you on this deal? You alone, or any share of the seller’s commission? Lei 15/2013 bars an agency from being paid by both sides.
- What is the fee, and when is it due? At the CPCV, at the deed, or on signing? Is VAT included?
- Which company holds your AMI licence? Check it on IMPIC and make sure it matches the contract.
- Which parishes do you know well? Lisbon prices range from €3,733/m² in Santa Clara to €6,986/m² in Santo António (INE medians, 12 months to March 2026).
- How will you check short-let status? In Santa Maria Maior, Misericórdia, Santo António, São Vicente, Arroios and Estrela, an AL registration normally lapses on sale. See buying in Lisbon.
- Do you work with independent lawyers? You should choose and pay your own.
