How we built this list

We included an agency if it is active in Oeiras municipality or in Carcavelos and Parede, markets to international clients, and holds a real estate mediation licence (AMI) that we found on the public register of IMPIC, the licensing authority. On 24 September 2026 we searched every licence number on the IMPIC register, read each agency’s website and its idealista profile, and counted its listings in idealista’s Oeiras and Carcavelos e Parede directories. Every AMI number below was verified on IMPIC. Languages are those the agency declares on its idealista profile unless we say otherwise; that is a self-declaration. Listing counts change daily.

It’s free for sellers and buyers, and no agency pays to appear on this page. International networks and franchises

Castelhana (a Dils company)

Castelhana – Sociedade de Mediação Imobiliária, Unipessoal Lda trades as Castelhana, a Dils company (Dils is a Milan-based group, according to its idealista profile). Its head office is in Lisbon (Av. da República 5), and its idealista profile names an Estoril office; it has no office in Oeiras or Carcavelos. It works in the upper-middle segment and on new developments. On 24 September 2026 it had 9 listings in Oeiras (€465,000–€2,250,000) and 4 in Carcavelos e Parede. Declared languages: Spanish, English, French and Portuguese. AMI 3497, verified on IMPIC. It does not state that it represents buyers. See our Cascais list for its Estoril office.

Tradeoff: after the rebrand, older contracts, reviews and press coverage are under the Castelhana name.

Engel & Völkers

Two separate Engel & Völkers licensees cover this corridor, and neither has a shop in Oeiras or Carcavelos. EV MMC Portugal – Mediação Imobiliária Unipessoal Lda (AMI 15208) runs the Lisbon shop on Av. da Liberdade and the Restelo shop (Rua Duarte Pacheco Pereira 30A); it had 23 Oeiras listings on 24 September 2026, from €359,000 to €12,500,000. SOPC 4 – Atividades Imobiliárias, Lda (AMI 18136) runs the Estoril (Av. de Nice 68-A) and Quinta da Marinha shops and had 4 listings in Carcavelos e Parede (€1,500,000–€3,100,000). Both licences were verified on IMPIC. Declared languages: Spanish, English, French, German and Portuguese, plus Chinese at the Lisbon licensee. Neither states that it represents buyers.

Tradeoff: each shop is a separate company, so which one signs your contract depends on the shop that takes the listing.

ERA Carcavelos

ERA Carcavelos is an ERA franchise run by Gonçalves & Madeira – Mediação Imobiliária, Lda. Its office is at Av. Maria da Conceição 8A, 2775-605 Carcavelos, one of the few agency offices in Carcavelos itself. It works in the mid-market: on 24 September 2026 it had 8 listings in Carcavelos e Parede, from €320,000 to €1,200,000, a lower price range than most agencies on this page. It does not declare staff languages on idealista; the ERA website has English, Spanish and French pages, which is a website feature, not a statement about staff. AMI 18378, verified on IMPIC. It does not state that it represents buyers.

Tradeoff: we could not confirm an English-language service, so ask for an English-speaking consultant before you book a valuation.

JLL Residential Portugal

JLL Residential is the Portuguese residential arm of the international property consultancy Jones Lang LaSalle, trading as Jones Lang LaSalle (Portugal) – Sociedade de Mediação Imobiliária, S.A. It is based in Lisbon and has no office in the corridor. It is known for marketing new developments; on 24 September 2026 it had 14 Oeiras listings, from €370,000 to €4,500,000. Declared languages: Spanish, English, French and Portuguese. AMI 8654, verified on IMPIC and shown in its website footer. Its idealista profile shows a different number, 479, which we could not find on IMPIC; make sure your contract carries a licence you can check. It does not state that it represents buyers.

Tradeoff: it covers the corridor from Lisbon, with no local office for drop-in visits.

Porta da Frente Christie’s

Porta da Frente – Sociedade de Mediação Imobiliária, Lda, licensed since February 2005, is the Christie’s International Real Estate affiliate for Lisbon, Cascais, Oeiras and the Alentejo. It has an office in Oeiras at Rua Doutor José da Cunha 20A, 2780-187 Oeiras, plus offices in Cascais and Lisbon. It works in the upper and luxury segment: on 24 September 2026 it had 41 Oeiras listings (€480,000–€4,450,000) and 13 in Carcavelos e Parede (€989,000–€7,500,000). Its idealista profile declares 12 languages, including English, French, Dutch, Swedish, Russian and Chinese. AMI 6335, verified on IMPIC and shown in its website footer. It does not state that it represents buyers.

Tradeoff: its Oeiras listings start at €480,000, so entry-level flats are a small part of its stock.

Portugal Sotheby’s International Realty, Oeiras Restelo office

The Oeiras Restelo office of Portugal Sotheby’s International Realty is run by Simples Azul – Mediação Imobiliária, Lda, a Sotheby’s International Realty licensee. The office is at Rua Costa Pinto 15, 2770-046 Paço de Arcos. It works in the luxury segment; on 24 September 2026 it had 22 Oeiras listings, from €299,000 to €12,500,000. Its office page lists Portuguese, English, French and Spanish. AMI 8730, verified on IMPIC and shown on the office page. We could not confirm from its pages whether it offers a service for buyers, so ask. The Estoril office is a different company (AMI 7744), covered in our Cascais list.

Tradeoff: Sotheby’s offices in Portugal are separate companies, so check which one signs your contract.

Quintela + Penalva | Knight Frank

Quintela & Penalva Associados – Sociedade de Mediação Imobiliária, Lda trades as Quintela + Penalva and is the Portuguese associate of the British firm Knight Frank. Its head office is at Rua Aviador Plácido de Abreu 1C, 1070-016 Lisbon, and it has bases in Cascais and Porto; its Cascais-area office is in Estoril. It works in the upper and luxury segment and offers a “Private Consulting” service; ask whether that acts for buyers, sellers or both. Declared languages: Spanish, English, French and Portuguese. AMI 6182, verified on IMPIC and shown in its website footer. It has no office in the corridor itself.

Tradeoff: on 24 September 2026 it was not among the 15 agencies with the most Oeiras listings on idealista, so ask about its recent sales in your parish.

RE/MAX Yes

RE/MAX Yes is a RE/MAX franchise run by Resposta Exemplar – Mediação Imobiliária, Lda. Its office is at Rua Costa Pinto 116, 2770-044 Paço de Arcos, and the group also lists RE/MAX Yes II and RE/MAX Collection Yes in Oeiras. It works across all price levels: on 24 September 2026 it had 16 Oeiras listings (€330,000–€12,500,000) and 6 in Carcavelos e Parede (€245,000–€1,900,000), including some of the lowest-priced homes on this page. Declared languages: Spanish, English and French. AMI 9706, verified on IMPIC. It does not state that it represents buyers. RE/MAX offices work through individual consultants.

Tradeoff: the group website was in Portuguese only when we read it, and service depends largely on the individual consultant.

Local independents and boutiques

Afinest Luxury Real Estate

Afinest is the trading name of Abreu Faro – Mediação Imobiliária, Lda, a Cascais agency founded in 2015 according to its website. Its office is at Av. Gaspar Corte Real 126, Loja B, 2750-164 Cascais. It works in the luxury segment and also offers renovation works, rental management and interior design. On 24 September 2026 it had 9 listings in Carcavelos e Parede, from €395,000 to €1,900,000. Declared languages: Spanish, English, French and Portuguese. AMI 9585, verified on IMPIC. It does not state that it represents buyers. The extra services may suit an owner who needs work done before a sale.

Tradeoff: its office is in Cascais town, not Carcavelos, and its website concentrates on the owner’s side.

Grupo Eleven

Grupo Eleven is the trading name of Kvip – Sociedade de Mediação Imobiliária, Lda. It describes itself as an estate agency for Cascais and Oeiras. Its office is at Av. das Esmeraldas 239A, 2785-811 São Domingos de Rana, in Cascais municipality. On 24 September 2026 it had 7 Oeiras listings (€450,000–€2,400,000) and 6 in Carcavelos e Parede (€440,000–€1,520,000). It declares eight languages: Spanish, English, French, German, Portuguese, Dutch, Russian and Ukrainian. AMI 12379, verified on IMPIC and shown in its website footer. It does not state that it represents buyers. St. Dominic’s International School is in the same parish.

Tradeoff: the office is inland, outside both Oeiras and Carcavelos, so viewings start with a drive.

Imojoy Real Estate

Imojoy Real Estate is the trading name of António Silvestre, Mediação Imobiliária, Lda. Its registered office is at Rua dos Sobreiros 25C, Cascais, and its idealista profile says it has stores in Cascais, Oeiras, Lisbon, Porto and Portimão. It covers a broad price range: on 24 September 2026 it had 10 Oeiras listings (€210,000–€1,250,000) and 12 in Carcavelos e Parede (€360,000–€7,500,000). It declares eight languages: Spanish, Catalan, English, French, German, Italian, Portuguese and Russian. AMI 12689, verified on IMPIC and shown in its website footer. It does not state that it represents buyers.

Tradeoff: we could not verify the address of its Oeiras store, so confirm which office will handle your property.

For families moving near the international schools

Three international schools sit in or next to the corridor: St. Julian’s School in Carcavelos (British, founded 1932), Oeiras International School in Barcarena (full IB, ages 6–18) and St. Dominic’s International School in São Domingos de Rana (full IB). Details, and train times to Lisbon, are in buying in Oeiras and Carcavelos.

• Near St. Julian’s. ERA Carcavelos is the only agency on this list with an office in Carcavelos. Afinest, Imojoy, Grupo Eleven, RE/MAX Yes and Porta da Frente all had Carcavelos e Parede listings on 24 September 2026. Asking prices there averaged €5,403/m² in August 2026 (idealista); the INE median paid was €4,870/m² over the 12 months to March 2026.
• Near OIS. No agency on this list has an office in Barcarena. The nearest offices on this list are in Paço de Arcos (RE/MAX Yes, Sotheby’s) and Oeiras (Porta da Frente). Barcarena has the lowest INE median in Oeiras, €3,733/m², against €4,370/m² asking.
• Near St. Dominic’s. Grupo Eleven’s office is in the same parish.

Ask each agency for sold prices, not listings, in the parish you are considering, and say whether you need a house with a garden or a flat near a station; the corridor offers both, at different prices.

For sellers who live abroad

• Language on paper. Ask for the mediation contract in Portuguese with an English translation. Porta da Frente declares 12 languages and Grupo Eleven and Imojoy eight each; RE/MAX Yes’s group website was Portuguese-only when we read it.
• Which company signs. Engel & Völkers and Sotheby’s operate through separate licensed companies. Check that the company and AMI number on your contract match the IMPIC register.
• Remote signing. You can sign the CPCV (promissory contract) and the escritura (deed) through a power of attorney (procuração), notarised and apostilled if signed outside Portugal.
• Tax. There is no withholding at the deed; the gain goes on the following year’s return. See selling as a non-resident and capital gains tax for non-residents.

Is there a buyer’s agent in Oeiras or Carcavelos?

We found no buyer’s agent based in Oeiras or Carcavelos whose service we could check. Infante & Riu Portugal Real Estate, Lda (AMI 11577, verified on IMPIC; office at Rua Ivens 42, Lisbon) is described in idealista’s Carcavelos directory as focused on accompanying international buyers, but its website was not working on 24 September 2026, so we could not confirm its service. Two buyer-only firms that cover the Cascais line are profiled in our Cascais list. A buyer’s agent acts only for the buyer: Portuguese law bars an agency from being paid by both buyer and seller in the same deal (Lei 15/2013, article 17(2)(a)). Get the fee in writing.

How to choose an agent to sell in Oeiras or Carcavelos

• Check the licence. Search the AMI number on the IMPIC register and make sure the company named there is the one signing your contract.
• Ask for sold prices. In Carcavelos e Parede, idealista asking prices (€5,403/m², August 2026) sit about 11% above the INE median paid (€4,870/m², 12 months to March 2026). See selling in Oeiras and Carcavelos.
• Negotiate the commission. Commonly about 5% plus 23% VAT, paid by the seller at the deed. On a €700,000 house, one percentage point is €8,610 with VAT. See estate agent commission and costs of selling.
• Exclusive or open. An exclusive contract often buys a lower rate; keep it to three to six months. A contract with no stated duration lasts six months (Lei 15/2013, article 16).
