The short answer

Coastal Cascais costs about 37% more per m² than Ericeira: homes sold for a median €5,459/m² in Cascais e Estoril parish against €3,995/m² in Ericeira parish in the 12 months to March 2026 (INE). The main trade-off is access: Cascais has a train to Lisbon in about 40 minutes and three international schools, while Ericeira, a World Surfing Reserve, has no railway, no full international school and no new short-let licences in its historic centre in 2026.

Ericeira is a parish of Mafra municipality, so the fair comparison is parish with parish: Ericeira against Cascais e Estoril, the coastal parish that runs from Cascais town to São Pedro do Estoril. Municipal figures are shown too.

One oddity: in Ericeira the median actually paid (€3,995/m²) is higher than the average asking price (€3,449/m²), probably because of the mix of homes sold, such as new builds and villas (our reading). In Cascais asking prices run 20–30% above prices paid. So compare INE with INE, or idealista with idealista, never across. INE parish medians here are INE data as republished by mra-bio.me, because INE’s database was unreachable when we checked; idealista changed its method in July 2026.

What does the price gap mean in euros?

Worked example: a 120 m² home at each parish’s INE median, bought for cash by a non-resident. Since 25 May 2026 non-resident buyers pay a flat 7.5% IMT (property transfer tax, Decree-Law 97/2026). Stamp duty is 0.8% and Casa Pronta charges €375 for the deed without a mortgage.

The same floor area costs about €190,000 more on the Cascais coast. If you become tax resident within two years, or let the home at a moderate rent, you can reclaim the IMT difference by applying within six months. Try other prices in the buying cost calculator.

Surfers and remote workers

Ericeira is the purer surf choice: it was the first World Surfing Reserve in Europe (Save The Waves, 14 October 2011), covering about 4 km of coast across Ericeira, Santo Isidoro and Encarnação. Ericeira Norte, walking distance to Praia do Norte, was the strongest zone for asking prices (€3,575/m², +14.1% in a year); Santo Isidoro, which includes Ribamar and São Lourenço, was €3,591/m². If you work remotely and rarely go into Lisbon, Ericeira gives more for less. Cascais suits surfers who also want a city job within reach: Guincho by car, Carcavelos and São Pedro do Estoril by train.

Families

This is Cascais’ strongest case. St. Julian’s, St. Dominic’s and King’s College are inside Cascais municipality. We found no full international school (all-English, to age 18) in Mafra municipality; the options are the Brave Generation Academy hub in Ericeira (a hybrid online school), the Escola Internacional de Torres Vedras to the north, or CAISL and TASIS in Linhó, Sintra, which means a daily school run by car; we found no reliable source for drive times. Families happy with Portuguese state schools will find them in Ericeira, run by the Agrupamento de Escolas da Ericeira.

Retirees and second-home owners

Cascais is easier without a car and has a much larger English-speaking community: 56,185 foreign residents in 2024 against 12,643 in all of Mafra municipality (AIMA). Ericeira’s historic centre is compact and walkable, but everything beyond it, including Lisbon and the airport, means driving or the bus. In our judgement, Ericeira suits second-home owners who come for weeks at a time and like a small town; Cascais suits those who may later live there year-round without a car.

Investors

Ericeira’s historic centre is a short-let containment area where AL units may not exceed 20% of homes, and the council decided not to open any new registration round there in 2026. Buy there only with an existing registration you have checked can pass to you, or plan for long-term letting at around €17.4/m² a month. We found no short-let restriction in Cascais, where asking rents were €22.8/m² a month; Decree-Law 151/2026 gives large short-let municipalities until 31 December 2026 to decide on rules. Price momentum differs: Mafra municipality asking prices rose 9.5% in a year, while Cascais e Estoril was almost flat (+0.9%).

Building and extending

Both coasts have rules. Ericeira’s cliffs and beaches fall under the coastal programme POC-ACE (Council of Ministers Resolution 66/2019), which limits building near the cliff edge, and rural plots often sit in the national ecological or agricultural reserves (REN, RAN). The World Surfing Reserve label itself is not a planning designation. In Cascais, the west (Guincho, Malveira da Serra) is inside the Sintra-Cascais Natural Park. From 1 October 2026 every deed must state the habitation licence position (Decree-Law 108/2026); see unlicensed works.

Choose Ericeira or Cascais?

Choose Ericeira if:

  • surf is the reason you are moving, and you want to walk to the breaks;
  • you work remotely and go into Lisbon rarely;
  • you want a small town and a lower price per m², and accept driving for most things;
  • your children are happy in Portuguese schools or hybrid schooling.

Choose Cascais if:

  • you need a train to Lisbon;
  • your children need a full international school nearby;
  • you want a larger English-speaking community and more services;
  • resale depth and long-term rent levels matter to you.
